Privacy Policy

1. Who we are

KOZIXOS is a web application that helps short-term rental hosts manage their properties, reservations, guests, operations, messages and reviews in one place.

2. Information we collect

Account information: your name, email address and password (stored only in hashed form by our authentication provider).

Workspace content: the properties, photos, reservations, guest details (such as names, emails and phone numbers), notes, tasks, messages and reviews you add or that are synced from channels you connect.

Usage information: for example how many AI generations your workspace has used, so we can apply plan limits.

Billing information: payments are handled by our payment provider (see "Service providers"). We receive only your customer and subscription identifiers, your plan, its status and renewal dates - never your card number.

3. How we use it

To provide and secure the service, including signing you in and applying your workspace roles and permissions.

To sync bookings, guest messages and reviews from Airbnb and Booking.com once you connect them.

To power AI features such as daily briefs, the AI Assistant and listing descriptions.

To send service emails such as invitations, password resets and booking confirmations, and to answer support requests.

To process subscription payments.

We do not sell your personal information.

4. Guest information

If you are a host, you decide what guest information you store here and you are responsible for having a lawful basis to do so and for informing your guests. We process that information only on your behalf, to provide the service to you.

5. Service providers

We rely on trusted providers to run the service, each receiving only what it needs:

Supabase - database, authentication and file storage (our database is hosted in the United Kingdom).

Vercel - application hosting.

OpenAI - AI features. When you use them, the relevant workspace content (for example the data used to write a daily brief or a listing description) is sent to OpenAI to generate the response.

Resend - sending service emails.

Channex - channel manager used to sync Airbnb and Booking.com bookings, messages and reviews.

Creem - payments. Creem is our merchant of record and processes subscription payments and related taxes.

6. Cookies

We use only essential cookies: one to keep you signed in and one to remember your language. We do not use advertising or third-party analytics cookies.

7. Retention and deletion

We keep your information while your account is active. You can ask us to delete your account and its data at any time by emailing us; we will act on the request within a reasonable time, except for data we must keep by law.

8. Security

Data is encrypted in transit (HTTPS) and access is restricted by workspace roles and database-level access rules, so each workspace can only see its own data. No system is completely secure, so we cannot guarantee absolute security.

9. Your rights

Depending on where you live, you may have the right to access, correct, export or delete your personal information, and to object to or restrict certain processing. Email us to exercise any of these rights.

10. International transfers

Our providers may process data in countries other than your own, including the United States.

11. Children

The service is intended for business use by adults and is not directed to children under 18.

12. Changes to this policy

We may update this policy from time to time. The date at the top shows when it was last changed, and we will take reasonable steps to let you know about significant changes.
